What is Smoke Rise?

It is a private lake community of 934 single family households. It is a professionally managed Home Owners Association. Smoke Rise was conceived and based on a duel philosophy that no two homes would look alike with a minimum size of 2500 square feet located on a one and a half acre wooded lot.

Smoke Rise includes approximately 2,500 acres with 30+ miles of road. It contains 100+ acres of common property and a 108 acre recreational lake for swimming, fishing and sailing. There is a pond for ice skating, horse riding rings and a field used for baseball, soccer and lacrosse. Smoke Rise is surrounded by preserved park lands and watershed woodlands with numerous hiking trails.

 

Are there any condominiums?

No. Residents own their homes and the land. The management company maintains all shared common properties.

Can I visit Smoke Rise?

Smoke Rise is a controlled access, gated community. There are two manned gates that control access to the community. You must be a resident, a resident’s guest or be accompanied by a realtor.

What do the Annual Dues pay for?

Smoke Rise is a club community, in which residents pay annual dues for activities and the use of lakefront beaches, basketball courts, sports fields, and playgrounds. Smoke Rise also maintains its own 30+ mile road system (including snow removal and salting), firehouse and provides 24-hour security. Dues also pay insurance and property taxes on common elements, maintenance on all structures, staff payroll and benefits, management, audits, legal consultation, and collections. As of 2023, the Acquisition fee is $6,250 and the yearly Dues are $3,996.

 

 

What does the Acquisition Fee pay for?

The one time acquisition fee of $6250 is required when a title changes hands in Smoke Rise. This fee helps fund capital items in the budget.

What is the process to making home improvements?

The Smoke Rise Architectural & Variance Committee, led by the Architectural Governor with a multi-resident volunteer committee, oversee all exterior building modification and construction requests. The A&V Committee meets monthly to review applications.

Can I take down trees?

Yes, however Smoke Rise was “built by nature, preserved by man” and there are regulations. No tree having a diameter of four inches or more within 25 feet of an adjoining Lot or within 25 feet of any road may be removed without written permission of the A & V Committee. The foregoing restriction shall, except in the case of an emergency, apply to a tree claimed to be dead or dying in addition to live trees. Approval from Smoke Rise and the Borough of Kinnelon are required for tree removal.

How do my guests come through the gate?

After a resident contacts Security by phone or via a Smoke Rise Security app, the guests name is placed on an approved guest list for the days and times you supply. When that guest arrives at the Smoke Rise Security offices, they will provide their name, your name and your address. After confirming with the resident, the guest will be permitted entry into Smoke Rise.

How many houses are for sale in Smoke Rise?

Due to normal turnover, approximately 5% to 6% or are for sale at any given time.

How expensive are homes in Smoke Rise?

Prices vary widely. Realtors have listings that range from high $600,000’s  to $2 million+.

Can I get a list of houses that are for sale?

The Smoke Rise Club is not a developer or a realtor. All houses are privately owned. Contact a local realtor or go to realtor.com or njmls.com  Both of these include Smoke Rise and Kinnelon homes.
